1st and 2nd Charge off / settlement acceptted ; Mortgage?

I just received my credit reports and have the following bad marks on them. Can I fix this ? or should I just ride it out ?
Experian:
1st – Paid in settlement / foreclosure proceedings started
remark: Acct. legally paid in full for less than balance.
2nd – Paid in settlement
remark: Acct. legally paid in full for less than balance
TransUnion:
1st – Payment after charge off / Collection
remark: Settled – less than full balanace
2nd – Payment after charge off / Collection
remark: Acct. closed by consumer
Equifax:
1st – Charged off / Settlement accepted on this acct. closed or paid zero balance
2nd – Charged off / Settlement accepted on this acct. closed or paid zero balance.

Any info on the matter helpful
1st = AVELO
2nd = GMAC
Current Credit Score is 605 with Experian. I didnt get the other CRA’s.
I have about $19,000 in credit card debt that Im paying off and should have paid completly by FEB on this coming year (2009). Will paying these off help my FICO score enough to get another house ? The reason I let the other one go was because I moved and they would not allow a short sale since I was current with my payments so real estate guy told me to stop paying so they could authorize the short sale.

Why was I denied?

I applied for an apartment lease. I have an up-to-date copy of my credit report: excellent credit, no bankruptcies, evictions, or criminal record. However, I was denied. The apartment complex would only give me a 1-800 number, and the number I called said that they would not furnish the reason either, only a copy of my “consumer report.” What on earth could the reason for my denial be? Do landlords check on something that I don’t know about when running credit checks?
Thanks, Ship. I don’t have any late payments and all 3 of my reports appear accurate. I have 2 addresses on file. Maybe false information is on the particular report they ordered. Ugh.

Cancellation of Debt laws?

Can collectors come after you for a recent item that does not appear on your credit report?

Can they act against me for anything at all? Jesus, California is not a good state for consumers.
Thanks for the responses, they are all helpful. We legally separated in November, and started the divorce after the holidays. She didn’t open that account until January of 2007 and it has been charged off from about a year ago. I didn’t want to mail them anything that would give away my address, but you are right that this must be resolved before it does real damage. The problem rests when the debt is small and going to a lawyer might come out to about as much as she owes. I want to pay it because I can, but then I don’t because of principle.. what a dilemma…

The only reason i am selling my house is because I went active duty army, and will not be returning to where i was. I know that short sales can sometimes hurt credit, but do you think that if i write to the credit bureaus and explain the reason why i went through with a short sale, and why i sold my house, it might have a possibility of a better effect on my credit score. My payments were also in perfect standing with the bank for my mortgage.

Negative issues with Deferring a payment on a consumer card or line?

Charge off on credit card debt?

If consumers can’t pay their credit cards and default and file for bankruptcy is the debt cancelled. In other words will they receive a 1099 C and have to report that as income or not.

Without the BK, I think they do, but with the BK I think the debt is cancelled.

I just got my credit report, it’s not the worst score in the world, but it could use some tweaking. I read something in a book that stated:”…One reason our credit score was so low was that there was alot of outdated information… Accounts had been closed…”
I understand that anything over 7 years should drop off, but the book wasn’t specific about if they were talking about just the negatives that need to go or the positives too? Would it be to my benefit to leave the positives, or request to have them deleted? ??? I know it sounds like a no-brainer; and that I should leave the paid in full stuff, but this whole credit thing seems backwards to me sometimes, you know, like it is better to have one revolving line of credit, etc…

Questions about my credit score?

First off, my report said that 10 of my 11 credit items are in good standing so I was very happy about that. The one that wasn’t was b/c I stupidly cancelled a credit card when I was younger and didn’t know any better.

I am confused b/c I paid $6 to get my actual credit score and it is a 799 out of 990. As I understand the different credit houses have different ways of calculating your score so I know it’s all subjective. However, I am concerned b/c it said I am in the “Prime” credit category and not Prime Plus or Super Prime which I thought I might be. The next thing is my credit rating ranks higher than only 61% of US consumers.

I don’t have any real debt, only student loans, no car loans, no mortgage. Can someone break down my score for me?
