Credit Reports
*cupcakes* asked:

My credit isnt excellent or anything like that but its pretty ok. But my boyfriend’s is horrible though. Is that going to affect us getting a decent one bedroom apartment? Or do most renters only check one person’s credit, whoever puts the name on the lease? I’m a newbie at this, please help.

Yes, they will check both. Try just putting your name only on the application.

Unless the landlord is desperate all occupants credit will be checked.

If you are the renter and you sign the lease, your boyfriend doesn’t exist as far as credit reports and renting the apartment go. However, be careful that the lease does not specify that unrelated people cannot be living in the apartment. A more important question is: what behavior does your boyfriend have that has screwed up his credit and do you really want to get hooked up permanently or semi-permanently with someone who has that behavior?

It really depends on your area.

I know that I have rented some houses here in Milwaukee, the landlords don’t check credits.

However I have discovered that when it comes to apartments, most places do credit checks.

The majority of landlords will require both names to be on there, in case you break up and move out, they has more legal options open to them to collect for damages and other things. They do check the credit of both names.

They check on everyone who will be “on the lease”.
One of my friends married her boyfriend who had “horrible” credit. She had no idea what that meant until she lived with him. He just would not pay a bill. He would sign up for a service, but he just wouldn’t pay for that service.

    Hi,
If this is a large complex you may be able to just list yourself.
If this is a smaller building or the only property the landowner posesses, then he or she will be using more scrutiny on the applicants. These are tough times and land owners need to protect themselves. A diligent landlord will check all occupants’ credit and criminal backgrounds. He will also call their employer.

Good landlords are aware that if an applicant has spotless credit, they’d probably be looking to buy a property rather than to rent one.

I am a property owner who takes pride in my apartments. I always try to get quality tennants. I look for people that will be happy in my units amd help to keep them nice. Try to convey these thoughts to the owner or manager. They may go a long way toward helping you find a good place to live.

I hope this helps. Best of luck with your search.

Everyone who lives there will have to be on the lease so they will check your boyfriends credit also.

You can’t just apply yourself because if they find out he’s living there and not on the lease they’ll evict you.

Depends whom you intend to have sign the lease. Keep in mind if you only sign, and he leaves, you’re stuck paying the payments. So find something you can afford to keep on your own. BF are a dime a dozen.

Most smart landlords or management require all adult occupants to be listed as joint tenants on the lease.

In this case, applications are required for both of you, credit, criminal and background checks will be run on both of you. If one of the applicants does not qualify, both are denied.
